When deciding whether to build a new house in Crested Butte or to buy, there are lots of considerations. In town, there is the zoning board - BOZAR - from which approval is needed for building plans or any changes to the exterior of the structure. The approval process can take a while and usually involves compromises on both sides. Another aspect of the building process is finding a builder. Builders are currently taking projects on in 2-3 years time and prices have escalated dramatically. Get a solid bid from a respected builder before you close on the land. There are also fees involved with the town of Crested Butte that you should make sure to be aware of.
As far as buying, it's definitely an easier process, and if you only want to make interior changes, getting approvals can be much easier if approvals are needed. But easiest of all is buying a move-in-ready house that involves no contractors or approvals. If you only need designing changes, that is much easier and will be a breeze. So if considering building or buying, make sure you identify a lot or home that is workable, then get concrete bids from contractors and a timeline. Think about whether the house you want to build is feasible from a zoning board view, and then add together all of the costs and time it will take, and if you will be able to monitor the progress from her or afar. Then you can make up your mind about whether to buy or build. |
