Aperture
Aperture is the newest extension of the town of Crested Butte. It consists of 23 homesites, ranging from .32 to .96 acres each. Each lot is at least double the size of a standard Crested Butte town lot, which allows for more square footage to be built. Owners can build up to 5000 square feet of finished living space, with an additional 750 square feet for an accessory building. In comparison, houses in the original town of Crested Butte can be up to 2800 square feet, with an additional accessory building of up to 1000 square feet.
Currently, houses in Crested Butte that want to add the additional 1000 square feet accessory building, must comply to a deed restriction for long term rental on that building. This is not the case in Aperture. Additionally, as the permitted short term rental license situation is being determined, Aperture owners are allowed to short term rent their properties for 2 weeks out of each month, without any licenses needed.
Aperture is located adjacent to the town of Crested Butte, with access along 8th Street, or from Gothic Road as it winds up to the ski mountain. Aperture features Slate River frontage and private owner river access, and a pavilion for owners use only. It is also has direct access to the paved Recreation Path which connects the towns of Crested Butte and Mt. Crested Butte, via walking, biking and Nordic skiing in the winter. Town is easily walkable, or bikeable from Aperture, so no need to use a car when visiting Crested Butte's restaurants or nightlife.
The Aperture subdivision was thoughtfully created and laid out with an emphasis on views from each and every lot. The views are frankly breathtaking. All of the Aperture lots have been sold, but resales are occasionally available, and there are a few special homes currently for sale. I have been exceedingly fortunate to have sold 101 Pyramid Ave in Aperture this year, which is the highest home sales price in the Crested Butte area, ever. I also have the lowest priced home listed in Aperture: 257 Pyramid Ave. which is currently listed for $7,950,000. The price will be going up on the first of the year, 2023.
