This .32 acre Aperture lot sports fantastic mountain views, and has open space on most sides. The Aperture subdivision has fishing and boating rights on the Slate River, a community gazebo that is on the river, and is adjacent to the town of Crested Butte. Aperture building approvals are not subject to those of the town of Crested Butte, but enjoys town water and sewer. Currently, houses in Crested Butte that want to add the additional 1000 square feet accessory building, must comply to a deed restriction for long term rental on that building. This is not the case in Aperture. Additionally, as the permitted short term rental license situation is being determined, Aperture owners are allowed to short term rent their properties for 2 weeks out of each month, without any licenses needed.
Aperture is located adjacent to the town of Crested Butte, with access along 8th Street, or from Gothic Road as it winds up to the ski mountain. Aperture features Slate River frontage and private owner river access, and a pavilion for owners use only. It is also has direct access to the paved Recreation Path which connects the towns of Crested Butte and Mt. Crested Butte, via walking, biking and Nordic skiing in the winter. Town is easily walkable, or bikeable from Aperture, so no need to use a car when visiting Crested Butte's restaurants or nightlife.
